I would like to assist you with your real estate needs. When buying a home there are a few things to know: I am here to help. Real Estate is not just a job for me, it's a committment to you. For many people buying a home will be the single biggest investment of their lives. My goal and promise is to make that an enjoyable experience.
1. Establish your Wish List: This is a most important step. To help me understand what we are looking for I will ask you a series of questions, everything from must have items, to would like to have, this will help determine what you are looking for. My goal is not to waste your time by showing you properties that don't fit your needs or not in your price range. Through-out this process I give you my promise of confidentialtiy and that I will represent your best interests.
2. Mortgage Pre-approval: If you will be arranging mortgage financing as part of your purchase, your offer will be much stronger if you are already prequalified by a lender. Out-of-town Buyers should bring with them any necessary documents such as the sale contract on their existing home, employment verification letters, etc. I am happy to assist you with pre-arranging your mortgage and can assist you with introductions to competitive local lenders.
3. Home Hunting Trip: I want to make your house hunting experience as pleasant and efficient as possible. With that in mind, here are some tips: - Shoes off please! - it is customary to remove shoes at the entrance of a home, some Sellers are very offended if you don't do so, so please wear "slip-on" shoes for your own convenience.
- Deposits - When you write an offer on a property you will be expected to provide a deposit cheque with the offer. This cheque will be cashed if your offer is accepted. The usual deposit in Prince Albert is $5,000.00 for purchases up to $150,000.00. More expensive properties may require substantially bigger deposits (approximately 5%). If your funds are not immediately available it may be possible to construct an offer with a minimal initial amount such as $1,000.00 and a specified additional deposit on removal of Buyer conditions. This is often called a "stepped-up deposit" and gives you more flexibility in making arrangements to cover a larger cheque amount.
- Conditional Offers - While financing and home inspection conditions are common and usually do not present any difficultiy, SUBJECT TO THE SALE OF YOUR CURRENT HOME can sometimes be a problem. Many Sellers will not accept a "Special Clause" offer or if they do, may hold out for a higher price. In addition, "Special Clause" offers will always give the Seller the right to continue to market their home and to accept another Buyer's offer by giving you notice of their intent to do so within a specific time frame. "Special Clause" offers commonly require you to remove all your conditions within 24 - 72 hours. I will give you copies of sample forms for you to review including an "Option Clause Form" which I have just described above. Obviously it can be disappointing to find the "perfect property" only to lose it to another Buyer and then have to start the search all over again. To get the best deal and avoid disappointment, I usually recommend that you do your serious home hunting after you have a firm or pending sale on your current property. If selling your current home is not essential, then of course you can look anytime.
- Possession Date - The possession date is a negotiated item between both the Buyer and Seller, usually about 30 - 60 days from the day the contract is made. If you have either very short or very long time frames in mind, please discuss these in advance so I can work with this requirement more effectively.

You probably already recognize you enjoy many advantages by working with your own chosen Realtor when house hunting and negotiating with a Seller. You can feel confident that your best interests are always my first priority. But please be aware that you can find yourself having to deal directly with the Seller's Agent if you view homes without me accompanying you. I hope this has been helpful.
